Grey and wood-tone planks, pale open-plan floors and herringbone patterns are common requests. The photos are finish inspiration rather than photographs of specific completed jobs. Use them to describe the look you have in mind, then have the actual product, colour and plank size named in the quotation.

Checks before a quotation
Flooring is quoted by area, but the area is only part of the story. The condition of what is under the new floor, and the details at the edges and doors, decide how much preparation the job needs.
Measure and photograph
- Which rooms, and the approximate floor area of each in square feet or square metres; a floor plan is ideal
- What the existing floor is: tiles, parquet, existing vinyl or bare screed
- Its condition: loose or hollow-sounding tiles, cracks, dips or high spots, and any patch that looks damp
- A wide photo of each room and close-ups of any damage or uneven area
Edges, doors and use
- How the rooms are used: living areas and bedrooms are the usual scope; kitchens, bathrooms and other wet areas need a separate conversation
- Door and threshold clearance: how much room there is under each door, and where the new floor will meet tiles in the next room
- Skirting: whether the existing skirting stays, is replaced or is covered by a new trim
- Furniture and access: what has to be moved, who moves it, the floor level and lift access
- Preferred timing, and whether other work such as painting is planned for the same period
Overlay or removal?
An existing tiled floor can sometimes be covered directly and sometimes not. The answer depends on the installation instructions of the actual product and on the state of the floor, not on the photo alone.
What overlay needs
- Tiles that are firmly bonded, with no hollow, loose or lifting pieces
- A surface that is flat within the product's tolerance, with wide grout lines levelled where the instructions require it
- A dry, clean floor; damp patches or old adhesive residue need dealing with first
- Enough clearance at doors once the new floor adds height
What a photo cannot show
- Whether tiles sound hollow when tapped
- How flat the floor really is over two metres
- Moisture in the screed under the tiles
- Whether the door bottoms can be trimmed or the frames undercut
When removal comes up
- Tiles are lifting or badly cracked over a large area
- The floor would end up too high at doors or against fitted cabinets
- Removal changes the scope: hacking, disposal, new screed and, in HDB flats, the permit rules for that work
- Ask for the overlay and removal options to be quoted separately if both are possible
Manufacturer instructions differ. Quick-Step's 2026 rigid click vinyl guide, for example, requires a subfloor that is solid, flat, clean and permanently dry within stated limits, and Tarkett notes that in most cases its existing floor coverings should be removed. What to compare in a quote
Two flooring quotations with the same total can cover very different work. Check that each of these is stated, so you compare like with like.
- The product: brand or range, colour, plank size and thickness as offered, so you know exactly what is being installed.
- Preparation: cleaning, repair of loose tiles, levelling or skim coating, and whether the existing floor stays or goes.
- Installation scope: the rooms and area included, and how the floor is fitted, for example click-lock or glued.
- Finishing details: skirting or trims, door thresholds, transitions to other floors, and cutting around fixed cabinets.
- Furniture and access: who moves furniture, what is protected, and any lift or timing arrangements.
- Removal and disposal: whether old flooring, offcuts and packaging are removed, and by whom.
- Written exclusions: anything not included, such as wet areas or repairs found once furniture is moved.
- Timing: lead time for the product and the number of days on site.

Straight answers
Can vinyl go over my existing tiles?
Often, but not always. The tiles must be sound and firmly bonded, the floor flat and dry enough for the product, and the extra height must work at your doors. Send photos and measurements, and ask for the floor itself to be checked before it is confirmed. The overlay guide explains what to look for.
What measurements help most?
The length and width of each room, the gap under each door, and the height of any step at bathroom or kitchen thresholds. A floor plan with dimensions covers most of it; add a photo of a tape measure at the door for the clearance.
Are skirting and old-floor removal included?
Only if the quotation says so. Ask for skirting or trims, removal of the old floor and disposal of the waste to be listed as included, excluded or priced separately.
Can I choose the finish?
Yes. Describe or send a picture of the look you want, then ask which products, colours and plank sizes are available and whether you can see samples before deciding. Colours look different on a screen, so a sample in your own room is worth asking for.
When is a site check needed?
Ask for one whenever the condition of the existing floor is uncertain: hollow-sounding tiles, uneven areas, suspected moisture, tight door clearances or a mix of floor types across rooms. Measuring on site before the product is ordered also avoids shortfalls and waste.
Is vinyl suitable for kitchens and bathrooms?
It depends on the product and the room. Some manufacturers exclude rooms with floor drains or shower areas from their installation instructions. Tell Imran which wet areas you have in mind and ask what the proposed product's instructions allow.
